But even though the city is large, Garland still offers residents a comfortable, hometown atmosphere to a diverse, thriving community. If you watch the animated series "King of the Hill, " then you're already familiar with Garland, Texas. The fictional city of "Arlen" pays homage to Mike Judge's hometown of Garland. What is now known as Garland got its start as Duck Creek. It was a thriving little town until the Santa Fe railroad bypassed it by a mile. A new community sprouted up near the rail line and called itself Embree taking with it most of Duck Creek's citizenry. The plot thickened when the MKT railroad came through the same year but established its base of operations a little further up the line. This added outpost was christened New Duck Creek. A great battle for dominance ensued and had to be settled by an act of Congress! The new site was chosen and named for then Attorney General Augustus Hill Garland. From such fractious beginnings, the community of Garland arose. Garland is located just 15 miles northeast of downtown Dallas, and is bordered by Interstate 635, Interstate 30, and U.S. 190. Before beginning this endeavor, I had heard about how difficult and stressful the process was. Let me just say that Green Scene Inspections was neither. We entered into our option period on a Friday afternoon and they were nothing but responsive throughout the entire weekend in our attempt to get scheduled for the following Monday. The Inspection: Our inspector, Marcus, was timely, patient and incredibly helpful. During booking, I had asked to be forewarned half an hour before completion so that I could be de-briefed in person. As requested, I received the call, but due to work constraints it took me about half an hour to leave. When I called Marcus to let him know I was on my way he offered to stay as long as necessary (and on Halloween btw). When I arrived, he was very friendly and we began the presentation shortly after. He was conscientious about my lack of house knowledge and was very detailed in his explanation. He gave me more than enough time to ask as many questions as I wanted. After the inspection itself was over, he even gave me time to take measurements since he had to lock up behind me. The Aftermath: During booking, I had requested an inspection of the gas lines since the house has a gas fireplace and water heater. However, during the inspection, Marcus was unable to fully inspect them since the sellers had it turned off. At the end of the inspection, Marcus let me know that was the case and informed me that I would be refunded the extra amount paid for the gas inspection. I wasn't too worried about getting the refund but two days later I got an updated invoice reflecting it. Overall, I am very pleased and impressed by how wonderful Green Scene Inspections has been and would recommend them to anyone needing an inspection. Very thorough inspector, arrived in timely manner, very informative and keen eye! If you're looking for a home inspection company, look no further! John Masse was our inspector and I'm so so glad. He was thorough and patient throughout the whole process. Best of all the write up had a less than 24hr turn around time and we got the inspection video immediately. Thanks again! James Newell of Green Scene Home Inspections did our inspection. We are out of state buyers and were unable to attend the inspection. I found Green Scene Home Inspections via their many online reviews and decided to use them. They were able to schedule the inspection, complete the written report in a very quickly manor. They also provide a recorded video report option that was very helpful. Green Scene did locate some minor damage of the property. Because of their diligence, I was able to negotiate the sale price and saved much more than the costs of the inspection. Even our realtor was impressed with the detail and options and services they provided. Will be using them in the future for all my inspection needs. I'm very happy with the thorough inspection and utility connection service! I will definitely use them again! My husband and I are in the process of buying our first home; a fairly daunting task. Green Scene has been extremely helpful and professional getting through the inspection hurdle. They were able to come out with very little notice and gave us a very detailed report about any and all issues, not matter how small. The inspector answered all our questions and made it easy for us to understand where we will stand with our new home. The price was average for the area, but the service and timeliness Green Scene has demonstrated is WELL worth paying a couple extra dollars. I have used green scene for two inspections. Solar panels on Ray Wimberg’s house in far north Fort Worth survived hail damage in 2013, even though the roof had to be replaced. Bob Litwins’ panels on his Plano home made it through golf-ball sized hall twice, including last March’s hailstorm. These structures are among 50 solar-powered locations open to the public Saturdayin the 7th Annual DFW Solar Tour, sponsored by the North Texas Renewable Energy Group. The self-guided tour is designed to educate the public about solar and wind power, energy efficiency and other sustainable technologies in settings that are actually using the products, said Litwins, leader of the solar tour committee. “We know of a few converts from previous tours, but it’s not necessary about converting, ” he said. “It’s about getting the public aware so they can make decisions in the future.” We had golf ball size hail in the March 2016 storm but there was only damage to our hot water solar collectors, not the panels. Caleb Taylor, graduate student, University of North Texas Zero Energy lab Despite relatively low electric rates in recent years because of depressed natural gas prices, solar is still growing in the Metroplex, said Jim Duncan, past chairman of NTREG and a recently retired solar installer. “It’s hard to monitor the number of solar installations because there is no central agency that collects the data, ” he said. “But we have searched 200 cities in the 16-county North Central Texas Council of Governments and found around 4, 000 sites. We’re pretty sure there are a lot more than that.” Wimberg said about half of his electric needs are generated by the 21-panel solar array on his house. Because he lives southeast of Alliance Airport, in an area served by the Tri-County Electric Co-op, which does not buy back generated power from homeowners, there is little incentive to expand the array, he said. Those who live in deregulated electric areas, including most of DFW, have the choice of several retailers who will give credits for power generated above their own usage. For example, Litwins, who chose Green Mountain Energy as his electric provider, says he doesn’t have any electric bills at all with his 20-panel array and energy efficiency measures like a radiant barrier. I expect to see a return on investment in seven to nine years, and I bought before the prices started dropping drastically about five years ago. The big question was, "Would the most expensive single-family property in Texas history ever sell?" It sold. The closing price wasn’t disclosed, as it was removed from the MLS, since it would be travesty if the Central Appraisal District got hold of the true value for taxation of this Dallas real estate. Right now, the city has its value set right around $40 million. That is over $1 million a year in property taxes alone. If it ended up getting reappraised at the $100 million price, it would be roughly $2.7 million a year just in property taxes! Not to mention maintenance upkeep, security, utilities and other costs associated with maintaining this estate. This property ended up closing right around $80 million would be my guess. This property is unlike any other, and rivals any historic home in the world. Do not start to think that a one percenter did not do his homework while purchasing a hundred-million dollar home. The history and significance this home holds is beyond any other Dallas home. It was built by two of the most recognized architects of the 20th and 21st century. Maurice Fatio established the design and Peter Marino furthered it. Richard Bretell, who holds three degrees from Yale, one of which is a Master of Arts in architecture and a Ph.D. in art history, said that this property "is the most important home of its era built anywhere in the country." Bretell was also the former director of the Dallas Museum of Art. It has been said that the last owner, Tom Hicks, spent over $100 million just to remodel and add square footage. How did that cost $100 million? Well, he opened up the quarry where the original stone was excavated from to start. Then only had the best architects of the 21st century to add on using this same stone. A Dallas billionaire by the name of Andy Beal, of Beal Aerospace, started searching for properties last year. He had his sights on two of the best properties in the nation. One being the 0 million property, 10000 Hollow Way, and the other was one of the Crow's family properties at 4500 Preston Rd. You may have heard of the Crow family because the late Trammell Crow at one time had interests in over 300 million square feet of commercial real estate. His company's skyscrapers have reshaped many skylines including Charlotte, Atlanta, San Francisco and of course, Dallas. The Trammell Crow Co. was sold in 2006 to CB Richard Ellis for $2.2 billion and some change. Members of the family own two properties on Preston Road (and many others). One is tax appraised at $38 million and the other is appraised at $24 million. The other property Beal had his eye on was 4500 Preston Road, which is appraised at $24 million and was up for sale at $59.4 million, later reduced to a mere $46 million. This property sits on 6.1 acres in Highland Park. This property is next-door neighbors to a man named Jerry Jones, owner of the Dallas Cowboys. Not only did Andy Beal close on the $100 million property but it is rumored that he also has 4500 Preston Road under contract. When you have $11 billion, I guess buying a couple multi-multi-million dollar properties is just another day.</p>]]></content:encoded>
